Higley Groves West, GilbertHigley Groves West is the second neighborhood to be built in the Master Planned Community of Morrison Ranch. Higley Groves West is a beautiful community with tree-lined streets and white picket fences surrounding it. The Morrison Family that owned the original Morrison farm was enormously involved in the planning of the communities. They envisioned communities that were built to bring the neighbors together. Making all of the neighborhoods pedestrian-friendly, providing numerous grassy parks, greenbelts and ramadas and neighborhood activities/events has made Higley Groves West into a highly sought after Gilbert community.

Higley Groves West was built between 2000 and 2003. There are a total of 346 homes built by three builders; Morrison homes, Greystone, and Regency Homes by Trend. They range in size from just over 2,100 sq. feet to more than 4,300 sq. feet. All of the homes are on larger than normal lots ranging from just under ¼ acre to ½ acre in size. There is a charming mix of home styles including homes with clapboard siding and lovely covered front porches to those with elegant stone elevations. Most of the homes are highly upgraded with gourmet kitchens, arched doorways, gated courtyard entrances and more than 70% of them have pools. As you drive through Higley Groves West you notice that there are no through streets and many speed bumps to keep the cars andspeed to a minimum. The street lights are designed to look like old-fashioned gas lamps – another detail that adds to the unique charm of the neighborhood. The curb appeal of each home is further enhanced by the wide areas of grass and mature trees that line each sidewalk.

There are large greenbelt areas that form the western and northern borders that are great for runners, dog walkers, and even horseback riders! At the northwest corner of the western greenbelt you can cross the canal and enter the Riparian Preserve at Water Ranch a true oasis in the desert. The Riparian Preserve was created to recharge groundwater through its extensive 7 pond system. What happened is that birds saw this water-rich environment and they loved it! They loved it so much that this Riparian Preserve is now recognized by the Audubon Society as a place of importance. People come from other states and countries to traverse the 4.5 miles of trails and see some of the 200 different bird species that have been spotted at the Riparian. Residents of Higley Groves West are truly blessed to have this amazing spot right in their backyard.

Higley Groves West, GilbertChildren that live in Higley Groves West can attend Greenfield Elementary, Greenfield Jr. High and Highland High School all part of the Gilbert United School District. Greenfield Elementary is so close to Higley Groves West that many of the students ride their bicycles there! There are also several private and charter schools that are close by.

Residents of Higley Groves West have plenty of great shopping available to them. Located at Lakeview Village at the Morrison Town Center there is a Basha’s Grocery Store, a dry cleaners, several banks, some fast food options and more. San Tan Village, an open air village style mall, is just moments away.There people have great shopping available to them including Macy’s, Dillards, Chico’s, Banana Republic and Best Buy just to name a few. There is the Harkins Theater complex and great food at restaurants like Brio, Grimaldi’s Pizza, the Kona Grill, The Keg, Frost and many more. And, talking about great food, downtown Gilbert has become a true “foodie” haven with offerings like Liberty Market, Postinos, SoCal Fish Taco Company and many more on the way!
