Homeowners insurance is one of those "set it and forget it" bills that quietly lives on autopay with your mortgage. But leaving your policy untouched for five or ten years can cost you thousands of dollars — and leave you underinsured exactly when you need it most.

Here's why it pays to shop around every few years, and what Phoenix-area homeowners should pay particular attention to when they do.

Why your policy drifts away from your actual needs

Even if you've never filed a claim, your coverage and premium can slowly become mismatched with your real situation. A few big reasons:

Rebuilding costs

Labor and materials for repairs and rebuilds have risen significantly in recent years, which affects both your coverage needs and your premium.

Company rate changes

Insurers regularly adjust rates by state, ZIP code, and neighborhood based on claim history, weather patterns, and operating costs.

Your home changed

A remodel, new pool, security system, or paid-down mortgage all affect your risk profile — but your policy may not reflect that yet.

New discounts exist

Smart-home devices, impact-resistant roofs, and bundle options often unlock savings — but you won't get them unless you ask.

A policy you bought five years ago may simply no longer be the best fit for your home or your wallet.

What you actually gain by comparing

You don't need to switch every time — but getting fresh quotes every two to three years gives you real leverage. You might find the same coverage for less, or discover you can get meaningfully better coverage for roughly what you're paying now. More importantly, the comparison process forces you to review your dwelling limit, liability coverage, deductibles, and personal property limits against your home's current value and your current assets.

Think of it like getting a second opinion on a major repair bid. You might confirm you're already in great shape — or discover easy savings and better protection you didn't know were available.

In the Valley, a few things matter more than they might in other parts of the country:

How to shop without making it a project

Most homeowners skip this because it feels like a hassle. Break it into steps and it takes an hour — not a weekend.

  1. Pull your current declarations page

    Note your dwelling limit, liability limit, deductibles, and any endorsements so you can compare apples to apples.

  2. Decide what you'd change — if anything

    Are you comfortable with a higher deductible to lower your premium? Do you want better liability coverage or protection for valuables?

  3. Get quotes from at least three sources

    Your current insurer (ask what they can do to stay competitive), a local independent agent who can shop multiple carriers, and at least one additional company you don't currently use.

  4. Look beyond the lowest number

    Compare coverage limits, exclusions, deductibles, and claims reputation — not just the monthly payment.

  5. Set a reminder for two to three years out

    Treat it like renewing a passport — something you plan for, not something you scramble over after a problem.
