Fall Home Maintenance Guide

Fall Home Maintenance Checklist for Phoenix Metro Homeowners

Fall in the Phoenix metro area doesn't look like fall anywhere else. We trade in falling leaves for finally-bearable afternoons, and after 30+ years in this market, I've learned that this season is one of the best times of year to get ahead on home maintenance before the holidays hit.

Here's the checklist I share with my clients every year.

Service Your HVAC System

Your air conditioner just worked overtime for six straight months. Fall is the time to have it serviced before you switch over to heat, especially those cooler desert nights. A quick tune-up now can prevent a costly breakdown later and keeps your system running efficiently.

Check Your Roof and Gutters

Monsoon season can be tough on roofs. Have a professional check for loose tiles, cracked seals, or debris buildup before our (occasional) fall and winter rains arrive. It's a small check that can save you from a much bigger repair down the road.

Inspect Weatherstripping and Seals

Even in Arizona, cooler mornings and evenings mean your home's seals matter. Check doors and windows for gaps that let cool air out and let your energy bills creep up.

Give Your Landscaping Some Attention

Fall is actually planting season here. It's the perfect time to add drought-tolerant plants, trim back summer growth, and refresh your yard's curb appeal before the holidays and before it's time to list, if selling is on your mind.

Test Smoke and Carbon Monoxide Detectors

An easy one to forget, but with more time spent indoors during the cooler months, now's a great time to test detectors and replace batteries.

Clean Out Your Garage and Storage Areas

With the heat finally breaking, it's much more pleasant to tackle the garage. Use this time to declutter and organize before holiday decorations start taking over storage space.

Schedule a Pool Check

If you have a pool, fall is when your maintenance routine typically shifts. A quick check on equipment and chemical balance now sets you up for a smoother winter season.

Why This Matters If You're Thinking About Selling

If a move is on your radar for next year, tackling these fall tasks now means less scrambling later and a home that shows better whenever you're ready to list. Buyers notice well-maintained homes, and small seasonal upkeep adds up to real value.

Whether you're settling in for the season or thinking about your next move, I'm here to help with all your Phoenix metro area real estate needs.
