What Can a Realtor Do That Zillow Can't?

What Can a Realtor Do That Zillow Can't?

Let me start with this: I think Zillow and other home search sites are great tools. They make it easy to browse homes, check out neighborhoods, and get a feel for what's out there. If you're thinking about buying or selling in the Phoenix metro, chances are you've already spent some time on them.

But a website and a real estate professional do very different jobs. After more than 30 years in this market, here's where I see the biggest differences.

A WEBSITE SHOWS YOU HOMES. A REALTOR HELPS YOU DECIDE.

Search sites are built to display listings. They can tell you the bedrooms, the square footage, and the asking price. What they can't do is tell you whether the home is a good fit for you, whether the price makes sense, or whether it's worth making an offer.

A Realtor looks at the whole picture: your budget, your timeline, your priorities, and how a specific home compares to others in the area.

PRICING A HOME TAKES MORE THAN AN ALGORITHM

Automated home value estimates can be a handy starting point, but they're calculated by a computer. They can't walk through the house. They don't know about the remodeled kitchen, the aging roof, the pool equipment, the busy street, or the mountain view.

A Realtor can look at recent comparable sales, evaluate the condition and upgrades, and consider what's happening in your specific neighborhood right now. In a market where conditions can shift from one subdivision to the next, those details matter.

NEGOTIATION IS A HUMAN SKILL

Price is only one part of a deal. Repairs, credits, closing dates, earnest money, and contingencies are all negotiable, and every one of them can affect what you walk away with.

A website can't sit across the table from the other side, read the situation, and work out a solution that keeps a deal together. A Realtor can.

THE CONTRACT AND THE PAPERWORK

A real estate transaction involves a lot of documents, deadlines, and disclosures. In Arizona, that includes the purchase contract, the Seller's Property Disclosure Statement, inspection periods, and more. Missing a deadline or misunderstanding a clause can be costly.

Your Realtor helps you understand what you're signing, keeps track of important dates, and helps make sure nothing slips through the cracks. I'm not an attorney, and for legal questions I always recommend talking with a licensed Arizona real estate attorney, but knowing the process inside and out is a big part of my job.

LOCAL KNOWLEDGE YOU WON'T FIND IN A LISTING

Some of the most important things about a home aren't in the listing:

  • How the neighborhood feels at different times of day
  • HOA rules and fees that could affect your plans
  • Which areas are seeing new construction
  • Pool, roof, and AC issues common to homes of a certain age here in the desert
  • How north-south lot orientation can affect comfort and energy costs in the Phoenix heat

That kind of insight comes from experience in the market.

ACCESS, TIMING, AND MARKETING

Listings online aren't always the whole story. Realtors have access to the MLS and the professional network that surrounds it, and they can often see new listings, status changes, and market activity quickly. When it's time to sell, a Realtor handles pricing strategy, professional marketing, showings, and the offers that come in.

HELP WHEN THINGS GET COMPLICATED

Inspections turn up surprises. Appraisals come in low. Lenders ask for another document. Closing dates move. A buyer gets nervous. These things happen in real transactions, and when they do, you want someone in your corner who has seen them before and knows how to respond.

A website can't call the lender, coordinate with the title company, or talk you through a tough decision at 8 p.m. on a Tuesday.

SO, SHOULD YOU STILL USE ZILLOW?

Absolutely. Search sites are a great way to explore, compare, and stay informed. I encourage my clients to use them. The best approach is to use them as a research tool, and to lean on a Realtor for the advice, strategy, and guidance that turn that research into a successful purchase or sale.

If you're thinking about buying or selling anywhere in the Phoenix metro, including Gilbert, Chandler, Mesa, Scottsdale, and Queen Creek, I'd be glad to talk it through with you, with no pressure.
