I want to ask you something, and I want you to really sit with it.

When was the last time you opened your front door, looked around, and thought — this is mine? Not a landlord's. Not a bank's. Yours.

For a lot of people in the Phoenix area, that feeling is the goal. It's what they're working toward. And yet every month, without even realizing it, they're making tiny little decisions that push that goal just a little further down the road.

I'm not talking about big financial mistakes. I'm talking about the small ones. The quiet ones. The ones that don't feel like mistakes at all in the moment.


The Stuff That Doesn't Feel Like a Big Deal

It's Tuesday night. You're tired. You open Amazon, throw a few things in the cart — nothing crazy, maybe $60 worth of stuff — and hit buy. Done. Easy.

Wednesday you grab DoorDash because cooking feels like too much. Thursday there's a sale at Target and you walk out with things you didn't walk in for. Friday you don't even remember what you ordered but there are two boxes on your doorstep.

None of it feels like a big deal. That's exactly the problem.

Here's the number that stops my clients cold when I show them: the average American spends $150 to $300 a month on unplanned purchases. Most people I talk to estimate they spend about half that — until they actually look at their statements. Then the number gets uncomfortable fast.

At $200 a month, you're spending $2,400 a year on stuff you largely won't remember in six months. Over 24 months, that's close to $5,000.

Now let me tell you what $5,000 means in the Phoenix real estate market.

It means more options. It means a stronger down payment. It means potentially qualifying for a better loan, a lower rate, or a home in a neighborhood that felt just slightly out of reach. It means the difference between the house you're settling for and the one you actually want.


The Subscription Blindspot

I had a client — sharp guy, good income, genuinely baffled about why his savings weren't growing the way he expected. We sat down and went through his statements together.

Fourteen subscriptions. He could name six of them.

Streaming services he'd forgotten to cancel after free trials. An app he downloaded once. A meal kit box he paused but never stopped. A fitness app running silently in the background since the previous January.

Somewhere around $180 a month, gone so quietly he'd stopped seeing it altogether.

We cleaned it up in about 20 minutes. That's $2,160 a year back in his pocket — just from stuff he wasn't even using.

I'm not telling you to cancel everything you love. Keep the things that actually add to your life. But I'd be willing to bet there's at least one thing on your monthly statement right now that you'd cancel without missing it for a single day.


A Mindset Shift That Actually Works

Most budgeting advice fails because it's built on deprivation. Cut this. Stop that. Don't do the other thing. And people white-knuckle it for two or three weeks before the whole plan collapses.

What actually works — what I've watched work for buyers I've helped here in the Phoenix metro — is reframing the decision in the moment.

Instead of "I shouldn't buy this," try "What am I trading this for?"

That $47 impulse buy on Amazon isn't just $47. It's a fraction of a mortgage payment. It's a piece of the backyard your kids are going to run around in. It's part of the neighborhood you actually want to live in. When you see it that way, the decision gets a lot easier.


What I'd Tell You to Do This Week

You don't need a complicated plan. Here's what I'd actually suggest:

Go back 60 days on your bank and credit card statements. Look at every purchase under $100 and ask yourself one question: Would I have missed this if I'd never bought it?

Whatever number you land on — that's your opportunity. Even if it's only $75 a month, that's $900 this year. $1,800 next year. And in the Phoenix market, that kind of consistent saving compounds into real buying power faster than most people expect.

Open a separate account. Name it something that means something to you. "Front Door." "Gilbert House Fund." "My Backyard." Whatever it takes to make it feel real. Move money into it every time you choose not to impulse spend. Watch it grow.

And then call me. Seriously — before you think you're ready. You might be closer than you think, and I'd rather have an honest conversation with you now than have you wait another year when we could have had you in a home already.
