After 30+ years in the greater Phoenix metro area real estate market, I can tell you that wire fraud is one of the most serious risks buyers and sellers face today, and it has nothing to do with the quality of your home or the strength of the market. It has everything to do with criminals targeting one of the biggest financial transactions of your life.

What Is Wire Fraud?

Wire fraud in real estate happens when a scammer poses as your title company, escrow officer, lender, or even your real estate agent, and tricks you into wiring your money to a fraudulent account instead of the legitimate one. Once that money is sent, it's often gone for good. Wires move fast, and by the time anyone realizes what happened, the funds have typically been withdrawn or moved overseas.

How It Usually Happens

Most wire fraud starts with hacked or spoofed email accounts. A criminal gains access to an email thread involving your transaction, whether it's your agent's, your title company's, or even your own, and monitors it closely. Right before closing, they send an email that looks like it's from your title company, complete with matching logos and language, providing new wiring instructions. The email looks legitimate because in many cases, it's actually inserted into a real conversation thread.

Why Real Estate Closings Are a Prime Target

Closings involve large sums of money moving in a short window of time, often under pressure to meet a deadline. That combination of urgency and high dollar amounts makes buyers especially vulnerable, which is exactly why criminals target this moment in the transaction.

How to Protect Yourself

Never wire money based on emailed instructions alone. Always call your title company directly, using a phone number you look up independently, not one provided in an email, to verify wiring instructions before sending a single dollar.

Be suspicious of last-minute changes. If wiring instructions change close to closing, that's a red flag, not a routine update.

Confirm everything by phone. A quick phone call can save you your entire down payment.

Watch for urgency and pressure. Scammers often create a false sense of urgency to get you to act before you think it through.
