Why Do Two Similar Homes Have Different Price Tags?

It's one of the questions I get more than almost any other — and it's a fair one.
You're scrolling through listings, and you see two homes in the same neighborhood, similar square footage, similar bedrooms and bathrooms. One is listed for $375,000. The other is $415,000. And you're sitting there thinking — what on earth explains that $40,000 difference?
I get it. From the outside, it can feel like real estate pricing is pulled out of thin air. But there's always a reason. Usually several. Let me walk you through what's really going on.
Location Is Never Quite Equal — Even on the Same Street
We talk about location like it's one simple thing, but it's actually a dozen things layered on top of each other. Two homes can sit half a mile apart in the same zip code and land in different school districts. One might back up to a busy road while the other backs up to open space. One might have a north-south orientation that keeps it cooler in our Arizona summers — and yes, that matters to buyers here. Another might have a mountain view that you can't put a price on — except that the market absolutely does put a price on it.
Lot size, corner lot vs. interior lot, proximity to parks, shopping, and freeways — all of it feeds into value in ways that don't always show up in a basic side-by-side comparison.
Condition Makes an Enormous Difference
This is the one that surprises people most. Two homes can have the same floor plan and still be separated by $30,000 or $40,000 in value — simply because of how well they've been maintained and updated.
An updated kitchen with granite counters and newer appliances tells a buyer they can move right in. A kitchen that hasn't been touched since 1998 tells a buyer they've got a project ahead of them — and they're going to price their offer accordingly. Same goes for bathrooms, flooring, roofing, HVAC systems, and water heaters. When buyers start mentally calculating what they'll need to replace in the first few years, that number comes straight off what they're willing to pay.
Curb appeal matters too. I've watched beautifully updated homes sit longer than they should simply because the landscaping or exterior paint gave buyers the wrong first impression before they even walked through the door.
The Comps Tell Part of the Story — But Not All of It
Real estate pricing is rooted in comparable sales — what similar homes in the area have actually sold for recently. But here's the thing: no two properties are truly identical. My job is to look at the comps and then account for every difference between those sold homes and the one we're pricing or evaluating.
That means adjusting for square footage, lot size, upgrades, condition, age of systems, layout, and a dozen other variables. It's part data, part local knowledge, and part experience reading how buyers in this market are actually responding to different features right now.
Market Conditions Add Another Layer
Even if two homes are genuinely close in condition and location, the timing of the sale can push their prices apart. If one sold during a period of low inventory and high buyer demand and the other is selling now when the market has shifted, you're going to see a difference — even if nothing about the homes themselves changed.
Interest rates play into this too. When rates move, buyer purchasing power moves with them, and that ripple effect shows up directly in what homes are selling for.
