First Steps After Moving Into Your New Phoenix Area Home

Congratulations, you have the keys! The boxes are stacked in the garage, the AC is humming, and you're probably wondering what to do first. After more than 30 years helping buyers across the Phoenix metro area, I can tell you that the days right after closing set the tone for your whole experience as a homeowner. Here is the order I recommend tackling things in.

1. Get Organized Before You Unpack Everything

Start with the paperwork. Gather your closing documents into one folder, paper and digital, including your settlement statement, deed, loan documents, inspection report, and any HOA paperwork. You'll be surprised how often you need them in the first year.

Then handle the essentials:

  • Transfer utilities into your name. In the Valley that usually means your electric provider (APS or SRP), gas, water, trash, and internet.
  • Update your address with your bank, employer, insurance companies, the MVD, and the post office.
  • Confirm your homeowners insurance is active and know how to reach your agent.

2. Make the Home Secure

You don't know who may still have a copy of an old key, so change or rekey the locks on every exterior door right away. Then check the following:

  • Test every smoke and carbon monoxide detector and replace batteries.
  • Set up a security system or doorbell camera if you'd like one.
  • Locate your main water shutoff, your electrical panel, and your gas shutoff, and show everyone in the household where they are. A burst pipe is much easier to handle when you already know where the valve is.

3. Give Your AC Some Attention

In Arizona, the air conditioner is the most important system in the house. Even if the inspection went well, have an HVAC technician do a tune-up soon after you move in, and start a routine of changing filters regularly. Desert dust clogs them faster than you'd think. A well-maintained system runs more efficiently, lasts longer, and is far less likely to quit in July.

While you're at it, flush the water heater on a regular schedule and look over the attic insulation. Both affect your comfort and your summer power bill.

4. Prepare for the Desert, Not Just the Calendar

Homes in our area face conditions that homes in other parts of the country don't. Build these into your routine:

  • Monsoon prep: Have your roof, drainage, and trees checked before storm season starts (June 15 through September 30). Look for loose tiles, worn sealant, and low spots where water collects.
  • Irrigation: Check the timer and drip lines for leaks or clogged emitters. A broken line can waste water and money quickly.
  • Pest control: Arizona has scorpions, ants, roaches, and more. A regular pest service plan is an easy way to stay ahead of them.
  • Pool care, if you have one: Learn the equipment, set up a maintenance schedule, and have safety barriers and gates inspected.

5. Build Your Homeownership Budget

Owning a home comes with expenses that renting never did, so plan for them early:

  • Set up a repair fund. Many homeowners aim to set aside somewhere between 1% and 3% of the home's value each year for maintenance.
  • Start an emergency fund separate from your regular savings for surprises like a failed water heater or a roof leak.
  • Keep every mortgage, tax, HOA, and insurance payment on autopay or a calendar reminder. Staying current protects both your credit and your investment.
  • Build a folder with warranties, receipts, and service records for appliances, the roof, the HVAC system, and any repairs. If you sell someday, that record shows buyers the home was cared for.

6. Make a Simple Maintenance Calendar

You don't need a complicated system. A phone reminder for each of these is enough:

  • Monthly or quarterly: HVAC filters, pest service, and a quick walk around the outside of the house
  • Twice a year: smoke and CO detector tests, irrigation check, and a look at the roof and caulking
  • Once a year: HVAC service, water heater flush, and a review of your insurance and home value
