Here's what I tell every buyer considering Sun City, Sun City Grand, Trilogy, or other Valley 55+ communities:

The lifestyle fit matters more than the amenities.

Yes, resort-style pools and pickleball courts look amazing in brochures. But if you're an introvert who values privacy, the constant social activities can feel overwhelming. If you still work full-time, you might feel out of place among fully retired neighbors.

The financial implications are bigger than HOA fees.

You're limiting your buyer pool to 55+ when you sell. In a down market, that matters. HOA fees ($200-700+/month in Phoenix) increase annually and special assessments happen. I've reviewed HOA financials showing depleted reserves heading toward $10,000+ assessments.

The rules are real and enforceable.

No grandchildren living with you. Vehicle restrictions. Rental prohibitions. Exterior modification limits. Some people love the structure; others feel suffocated.
