Understanding the Appraisal Contingency in Arizona Real Estate

One of the most important contract protections for buyers in the Phoenix metro area is the appraisal contingency. In simple terms, it gives the buyer a way out if the home does not appraise for at least the purchase price when the lender requires an appraisal.

Here’s the basic idea: if the property appraises for less than the agreed purchase price, the buyer may have the right to cancel the contract within five days after receiving notice of the appraised value and receive a return of earnest money, unless the appraisal contingency is waived or otherwise prohibited by federal law.

As a Realtor here in Arizona, I tell buyers to pay close attention to this section of the contract because it can affect both financing and negotiation. The lender is not simply looking at what a buyer is willing to pay — it is also making sure the collateral supports the loan amount. That matters in a market like Phoenix, where home values can move quickly and competition can push prices above recent comparable sales.

For example, if a buyer offers $500,000 on a home in Gilbert, but the appraised value comes in at $480,000, the lender may only base the loan on the lower appraised value. That creates a gap the buyer and seller have to solve, whether through a price reduction, additional cash from the buyer, or cancellation under the appraisal contingency.

Another example: if a home in Peoria appraises at the contract price, the deal moves forward as expected. But if it comes in short, the buyer needs to decide quickly whether to bring extra funds, renegotiate, or walk away within the contract timeline.

This is why I always encourage my clients to understand the appraisal contingency before they write an offer. It is not just legal language — it is a real protection that can save a buyer from overpaying in a changing market.
