What Does UCB, CCBS, and Pending Mean When You're House Hunting in Phoenix?

If you've been scrolling listings in the Phoenix metro area and seen a home go from "Active" to "UCB" or "CCBS," you might have wondered what in the world those letters mean. After 30+ years of helping buyers and sellers across the East Valley, I get this question all the time — so let's clear it up.

These are ARMLS contract statuses, and understanding them can actually help you decide whether a home is worth pursuing even after it looks like it's off the market.

UCB: Under Contract-Backups

When a listing shows UCB, it means the seller has accepted an offer, but they're still willing to accept backup offers. Usually this happens because the accepted contract still has some risk attached to it — maybe the buyer's financing hasn't fully cleared, or the inspection period is still open. Sometimes the seller just wants a safety net in case things fall apart.

Here's what this means for you as a buyer: you can still submit an offer on a UCB listing to get in line as a backup. If the primary deal falls through, you could be next up. I've seen this happen more than once, so if you fall in love with a UCB home, don't just walk away.

CCBS: Contract Contingent on Buyer's Sale

A CCBS status means the buyer's offer was accepted, but it's contingent on that buyer selling their own home first. In other words, there's a built-in domino effect — if their house doesn't sell in the agreed-upon timeframe, the whole contract can unravel.

This is another status where a backup offer can make sense. CCBS contracts carry more uncertainty than most, since they depend on an entirely separate transaction closing successfully.

Pending: Contingencies Cleared, Closing in Sight

Pending is the status you'll see once all contingencies have been resolved — inspection, appraisal, financing, the works. At this point, the transaction is moving toward the closing table, and sellers typically aren't accepting backup offers anymore.

Think of Pending as the closest thing to "sold" without the deed actually changing hands yet.

Why This Matters for Your Search

If you're buying in Gilbert, Chandler, Mesa, Scottsdale, or Queen Creek and you find a home that's already UCB or CCBS, don't assume it's out of reach. Ask your agent to check the details and see if a backup position makes sense. Inventory in our market can be tight, and sometimes the "sold" sign you see today isn't the final word.
