Why Being Present for the Home Inspection Wrap-Up Really Matters

In my 30-plus years helping buyers and sellers across Gilbert, Chandler, Mesa, Scottsdale, and Queen Creek, one piece of advice I give every single client is this: be there for the inspection wrap-up. Not just the inspection itself, but the conversation at the end where the inspector walks you through what they found. I want to share a story that shows exactly why.

I had a buyer on a home a while back, and when the inspection report came back, it listed a dangerous electrical fire hazard in the attic. If you've never seen those words on an inspection report, I can tell you it gets your attention fast. My buyers were understandably alarmed. A fire hazard sounds like something major, maybe even a reason to walk away from the deal entirely.

But because we were there in person for the wrap-up, I was able to ask the inspector directly what was actually going on. It turned out the previous owners had rigged up a light fixture in the attic using a string of extension cords plugged into one another to reach a power source. That setup was absolutely a fire hazard the way it was installed, and the inspector was right to flag it. But the fix was simple. Remove the light, remove the extension cords, and the hazard was completely gone. No rewiring, no electrician bill, no renegotiating the deal. Just a five minute fix.

If my buyers had only read the written report without that conversation, they may have panicked over language that sounded far more serious than the actual problem turned out to be. Inspection reports are written to flag risk, and rightly so, but the wording alone doesn't always tell you how easy or difficult a fix will be. That context usually only comes from being there and asking questions in person.

This is why I always encourage my clients to attend the inspection wrap-up whenever possible. It gives you the chance to ask follow-up questions, understand the difference between a minor fix and a major repair, and avoid unnecessary stress or a deal falling apart over something that may be simple to resolve. Inspectors are a great resource, and getting their explanation directly is one of the most valuable parts of the entire process.
